NAV letters are coming! If you are a property owner in Nevada County, your Notification of Assessed Value (NAV) letter will be in the mail by Saturday, July 13, 2024, and should be in your mailbox the week of July 15, 2024. The intent of this letter is to inform you of your taxable value as of January 1, 2024, which is the value that your upcoming 24/25 annual secured tax bill will be based on. The notice will also indicate whether your property is being assessed under the auspices of Proposition 13, or Proposition 8. More information regarding the difference between Proposition 13 and Proposition 8 can be found on our website at https://www.nevadacountyca.gov/Assessor.
Online value notices are now available on our website by selecting “My Assessed Value and Property Characteristics” in the blue rectangle or directly at https://common1.mptsweb.com/mbap/NEVADA/asr. Notices can be searched by assessor parcel number or property address.
After reviewing your NAV letter, if you believe that you have evidence that the full market value of your property on January 1, 2024, is less than your 2024-2025 assessed value, you may wish to complete this ‘Request for Informal Assessment Review’ form (https://www.nevadacountyca.gov/Request-Informal-Review). This is a free service to the taxpayer! For the Assessor to complete an informal review of your property, please complete and return this form to the Assessor’s Office by December 16th, 2024.
