[ARCHIVED] Assessor Kleinhans Releases 2025 Assessment Roll; Reports 4.74% Increase

The Nevada County Assessor’s Office proudly certified the 2025 Assessment Roll, reflecting the total value of all taxable property in the county. Despite economic uncertainties over the past year, Nevada County’s real estate market continues to demonstrate resilience, with a 4.74% increase in assessed property values, bringing the total net taxable value to $28,359,092,853. This marks the 14th consecutive year of growth, underscoring the county’s ongoing economic strength.

“This year’s assessment roll is a testament to the stability and desirability of Nevada County’s property market,” said Assessor Rolf Kleinhans. “With an increase of $1.28 billion in assessed value, we continue to see steady growth across the region.”

Assessment Growth by Area

  • Unincorporated Nevada County saw a 3.69% increase, reaching a total net value of $14.62 billion.
  • Grass Valley experienced a 4.01% rise, with secured values totaling $2.34 billion.
  • Nevada City recorded a 1.44% increase, bringing its assessable property values to $758.3 million.
  • The Town of Truckee led the county in growth, with a 6.65% increase, reaching $10.64 billion in assessed value.

Proposition 8 and Proposition 13 Updates

While property values continue to trend upward, approximately 7,046 properties remain under Proposition 8, receiving temporary reductions in tax assessments due to value declines. Meanwhile, 22 properties have returned to Proposition 13 assessments. For the 54,052 taxable properties under Proposition 13, property owners will see a 2% increase in assessed value this year, reflecting the state’s inflation adjustment.

Recognizing the Hard Work Behind the Numbers

The continued success of the Nevada County Assessor’s Office would not be possible without the dedication of its hardworking staff. Over the past year, the team has:

  • Processed 7,880 deeds and 3,486 transfers
  • Enrolled 930 new construction events
  • Managed 2,524 business property statements
  • Processed 52 claims for temporary value reduction due to snowstorms and fires
  • Administered 234 Proposition 19 claims, assisting families, seniors, disabled persons, and disaster victims

Additionally, the Assessor’s Office continues to maintain records for over 60,000 taxable real estate parcels, 6,107 business/personal property assessments, 1,690 boats, and 255 aircraft.
