Assessor Rolf Kleinhans would like to alert Nevada County property owners to keep an eye on their mailboxes for their annual Notification of Assessed Value (NAV), which should arrive this week. This letter outlines the taxable value of your property as of January 1, 2025. This value is then used to calculate your upcoming 2025-26 annual secured tax bill. The NAV also indicates whether your property is currently being assessed under the guidelines of Proposition 13 or Proposition 8.
Disagree with Your Assessment?
If you believe your property’s market value as of January 1, 2025, is lower than the assessed value, you can request an Informal Assessment Review from the Assessor’s Office. Submit your request by December 15, 2025. This is a free service!
If you’re not satisfied with the outcome of the informal review, you may file a formal Assessment Appeal with the Nevada County Assessment Appeals Board (AAB) by December 1, 2025. This independent board has the authority to lower, raise, or confirm your assessed value. Applications require a $30 filing fee and must be filed with the Clerk of the Board.
